Plumbers and gas fitters require the additional specialised class of “Type A appliance servicing” endorsed as part of their current license with the VBA. The specific approved competency unit is CPCGS4022A.
As of June 2022, new legislation requires both the gas safety checklist to be filled out as well as a copy of the online Victorian Building Authority ("VBA') servicing record. Please note that rental providers were previously only required to complete the gas safety checklist - in our experience, a lot of the agents and landlords are unaware of this new requirement.
There are many possible scenarios with a gas leak. We check for gas pressure and if we detect a drop in pressure between the meter and the appliance, this typically indicates a leak somewhere in the gas line. Given that the lines are underground, it is often not possible to determine the location of the leak - for this reason, safety legislation requires the attending plumber to shut off the gas entirely (or to the relevant appliance), in which case we will recommend a repair or replacement immediately.
If the leak occurs before the gas meter, it is usually the responsibility of the gas provider; on the other hand, if the leak occurs after the gas meter, it is your responsibility as the rental provider.
We will provide recommendations to replace or repair any appliances or components immediately following our inspection. This will be provided to the rental provider or their agent. Please also note that in some case tenants may be notified as well, where an appliance must be cut off immediately if it cannot be made safe on the spot.
